Here are some concepts I’ve learned around the issue of city development projects.

(l) No longer dominated by giant firms like Mandel or Gruneau. There are now a number of smaller developers with successful records.

(2) TIF Money is the great equalizer and spark for projects. Pabst City was a great possibility because the giant TIF dollars possible offered incentive for groups to sign on, but only when the TIF money showed up.

(3) TIF Money can be a great democratizing force if the people are working with their aldermen to make sure no boondoggles.

(4) TIF Money can be foundation for creation of “Development Communities,” i.e. partnerships of small developers, government, non-profits, small businesses. Giant projects like Pabst City, the Soliders Home, and Boys Tech can be broken into smaller parts for smaller developers. They can also be phased, with each phase building upon the previous ones.

(5) Build “Development Communities” for Milwaukee Renaissance! June Eastvold’s concept offers a blueprint for just that.

What say?

Why not?

Clear sailing,

Evening November 2, 2005

I am hoping to partner with a group of people to purchase a property in Harambee and put our minds, hearts, and resources together for a vision that goes, for starters, something like this:

  • 400 to 700 sq. ft. of brilliantly designed “small is beautiful” habitats with lots of light

and well conceived storage space and shelving

  • State of the Art Accessibility Features

  • Growing Power Year Round City Farming at City “Hamlets”

  • Bucketworks Internet Empowerment Support for

  • Artist, Artisan, and Knowledge Worker Live/Work/Mentor/Market Habitats

Networks of groups like this could serve as part of the “signed leases” that would launch the Boys Tech Renewal, portions of the Soldiers Home, and Pabst Village.

Mindful downsizing in big city hamlets with urban farming and state of the art internet powers,

Tom Schmitt suggested we consult with artist artisans to come up with a home for him that included some space for an artist/artisan/knowledge worker hostels.

Here are some concepts I’ve learned around the issue of city development projects.
